This is structured desk research, not a paid subscription review. We read each vendor’s public pricing page and documentation, verified every figure on the date shown, and applied four criteria in this order:
- Is driving the core product, or a feature? A field app that was designed for the car beats a data platform with a mobile screen bolted on.
- The true cost of one loop. Pin, owner lookup, skip trace, mail. Skip tracing is where the metered costs hide.
- What you get beyond the drive. Data breadth, list building, follow-up.
- Honest fit. Who should not buy it.
On the conflict of interest, plainly: DealMachine is the only program on this page that pays us a commission. PropStream and REsimpli pay us nothing. We rank DealMachine first anyway, and we tell you below exactly when to buy one of the tools that pays us nothing. Our methodology puts the verdict upstream of the commission, never the other way round.
1. DealMachine — the field app
Best for: investors who actually drive, weekly, and want the whole loop on one screen.
DealMachine is built around the drive. You spot a house, drop a pin, and the app returns the owner of record, offers skip tracing, and lets you send direct mail without leaving the car. It adds route planning so you cover an area systematically, a lightweight CRM, and team features for splitting driving between people.
Pricing (verified July 2026, from DealMachine’s pricing page): Starter is $119/mo, or $99/mo billed annually ($1,190/yr) — 1 user, a 20,000 lead limit, 10,000 monthly exports. Pro is $179/mo or $149 annually (3 users, 60,000 leads). Pro Plus is $279/mo or $232 annually (6 users, 120,000 leads). Skip tracing is included free on all three plans, which is the number that matters most, because skip tracing is the recurring cost of the loop. The free trial requires billing information.
Where it loses: it is not a research platform. If you want to sit at a desk and filter a county by equity and lien status, this is the wrong tool.

2. PropStream — the data platform that also drives
Best for: investors whose work is mostly desk research, with driving as an occasional supplement.
PropStream is a property-data platform first. Its mobile app includes Scout, which lets you review properties on the go and send mailers from the phone — a real driving feature, but a feature nonetheless.
Pricing (verified July 2026, from PropStream’s pricing page): Essentials is $99/mo, or $81/mo billed annually, with 25,000 monthly saves and exports, and skip tracing at 12 cents per contact. Pro is $199/mo or $165 annually, adds two team members and includes free skip tracing via PropStream Connect. Elite is $699/mo or $583 annually. There is a 7-day free trial with 50 free leads.
Read that carefully. PropStream’s entry price is lower than DealMachine’s, and PropStream pays us nothing. If your bottleneck is data rather than driving, buy PropStream. We would rather you buy the right tool than the one on our ledger.
Where it loses: metered skip tracing on the entry plan means the cost of the loop scales with your activity.
3. REsimpli — the CRM that also drives
Best for: operators whose bottleneck is follow-up, not sourcing.
REsimpli is an all-in-one investor CRM that happens to include driving for dollars with route tracking. If leads are dying in your inbox rather than in your windshield, this is the honest answer.
Pricing (verified July 2026, from REsimpli’s pricing page): Basic is $149/mo billed yearly (solo), Pro is $299/mo billed yearly (teams to 5), Enterprise is $599/mo billed yearly (teams to 10). Free skip tracing and free cash-buyer searches are included on every plan, and it carries the longest trial of the three: 30 days.
Where it loses: you are paying CRM prices for a driving feature. Do not buy REsimpli to drive.
The category just consolidated — and nobody mentions it
In July 2025, PropStream acquired BatchLeads and BatchDialer. PropStream is itself a company of Stewart Information Services Corporation (NYSE: STC). The acquisition was announced July 7, 2025 and was effective July 1, 2025; PropStream stated all three products would continue operating independently for now, with no immediate pricing changes (PropStream newsroom; Stewart press release).
Why this belongs in a buying guide: three of the loudest names in this category now answer to one owner. “No immediate pricing changes” is a statement about the present tense. Fewer independent competitors historically means less downward pressure on price. Read your renewal terms.
What you are actually paying for
Steps one through three are free. The address is free to note. The owner of record is free at your county assessor. What you are buying is compression: those three steps collapsed into one screen while you are sitting at the curb with the engine running.
The step that genuinely costs money is skip tracing — which is exactly why “skip tracing included” is the line item that separates these plans.
Who should not buy any of these
If you will not drive consistently, none of these pay back. A $99/mo subscription against zero routes is a $1,188 annual donation.
Start with the free method.
